VICI Properties Inc. is an American real estate investment trust headquartered in New York City, one of the largest owners of casino and gaming real estate in the United States. It was created in 2017 out of Caesars Entertainment's bankruptcy restructuring, formed to hold the real estate underlying many of Caesars' casino properties and spun off as an independent public company. VICI owns the land and buildings of major casino resorts, including Caesars Palace in Las Vegas and numerous other properties, which it leases back to operating companies such as Caesars Entertainment and MGM Resorts under long-term triple-net leases, and it has expanded beyond gaming into leased real estate for golf courses, bowling and other experiential and leisure businesses. The company does not itself operate any casino or hotel; it functions purely as a landlord to gaming and leisure operators.
