Host Hotels & Resorts, Inc. is an American real estate investment trust headquartered in Bethesda, Maryland, and the largest lodging REIT in the United States, owning upscale and luxury hotel properties that it leases to operating companies rather than running the hotels itself. It emerged from the 1993 split of Marriott Corporation, in which the original company's hotel real estate became Host Marriott Corporation while hotel management passed to the newly created Marriott International, and it converted to REIT status in 1999, taking its current name shortly after.
